Arizona Home Sales Propped Up by Investors

Investors looking to take advantage of low prices on foreclosure and lender owned properties now account for approximately 40 percent of Phoenix area home sales according to real estate industry experts. Thousands of investors are paying cash and closing quickly with plans to make repairs/upgrades and then reselling or renting for a profit.

Census: Arizona Population Up 25%, State Gains House Seat

The State of Arizona grew by 25 percent from 2000 to 2010 and now has a population of over 6.3 million people. As a result, Arizona will add one seat in the U.S. House of Representatives in 2012.

Arizona Job-Loss Estimate Not as Bad as Expected

Revising its original forecast, the Arizona Department of Commerce is predicting that the state’s will lose about 25,700 non-farm jobs versus the +/- 50,000 jobs predicted to be lost earlier in the year. Citing federal stimulus money and better than expected hiring in some sectors, the percentage loss for the year will be about 1 percent of total non-farm jobs for the state of Arizona.

Avatar Buys Joseph Carl, CantaMia and Florida Lots

A real estate portfolio including several assets in Arizona and Florida were purchased for approximately $62 million in cash, stock and notes by Avatar Holdings. The portfolio which was purchased from JEN Partners LLC (a New York based real estate private equity fund) includes Joseph Carl Homes, LLC of Phoenix, a large +/- 1,700 unit community within Estrella Mountain Ranch master plan in Goodyear, Arizona and Sharpe properties in Florida.

New Subdivisions Starting to Sprout

With high demand for housing and lots in the Southeast Valley continuing, several home builders plan to open new subdivisions by year end. Adora Trails - a 1,900 lot master-planned community by Taylor Morrison, Church Farms - a 1,750 lot master-planned community by William Lyon and three other subdivisions have just recently opened or are scheduled to open by December.
